Make your real estate offer irresistible with these tips.
The banks have been reclaiming foreclosed properties and selling them at a discount for quite some time now, but if you're new to the strategy then this might be an opportunity that catches your eye.
Investing in real estate is an excellent way to diversify your portfolio and receive properties below market value. In addition, buying REO deals will allow you the opportunity for free of title liens or other claims because they're already owned by banks who are required keep them on their books until sold.
But it all starts by making the right offer on the foreclosure!
Investing in real estate is a smart move for any investor, and can also provide you with big profits. But if the buyer never accepts your offer then all of these benefits go down the drain!
CLOSING QUICK
Fortunately, investors can find some great deals on bank-owned properties. Why? Simply because these homes are ready to be sold and the banks want them gone as quickly as possible!
Motivated sellers are typically more willing to negotiate terms (like a lower selling price) if you can close their deal fast. Banks and REO properties also operate in this manner because they want out of the property quickly, which is why we see such low offers from them!
The average time it takes to close a deal is 30 days, but with your offer in less than the usual amount of time you can impress even banks!
Offering a quick close won’t necessarily guarantee the sale, it will definitely give you an edge over the competition.
INSPECTIONS
By waiving an inspection process, you are able to close the deal quickly and get your investment property off of their hands. Banks want these properties gone because they're wasting money on them while there is potential for profit from other sources like selling as-is or renovating before turning over ownership
However, if you've found a property that's in your favor and knows about it then offering to skip an inspection might just do the trick.
An inspection is a great way to ensure that you are buying the right property. You can save yourself time and money by skipping this step, but it may not be worth risking your offer in order get things moving faster!
TALKING TURKEY
You may have the best offer letter in the world, but they mean nothing without cash.
Paying in cash is a sure fire way to stand out. Bring along some documentation proving that you have funds available, like an statement from line of credit.
FEES
When buying a bank-owned home, there are some great deals to be found but you need an understanding of how things work if want make it through the process successfully.
The more you can offer to pay towards closing costs, the better chance that your offer will be accepted.
Fee structures vary from bank-to-bank and property type but there's no reason why they should hold back potential buyers! If an REO deal or other sort is what it takes for them make their move now then go ahead with offering split fees - this shows dedication in both business transactions as well personal relationships because everyone wants things done right without being overcharged along side all those other expenses we incur when buying homes.
